PROJECT DEVELOPMENT MANAGER

Job Description: 

• To lead the project monitoring work of end-to-end project management process by contractor, from conception to completion including planning, design, construction, handover period and Defect Liability Period. 

• To monitor project progress to ensure on-time project delivery and proactively address any on-site challenges or issues that arise, employing effective problem-solving skills. 

• To prepare project status reports for top management, highlighting project key milestones, risks and mitigation strategies. 

• To implement all quality controls throughout the construction cycle which are in accordance with the standards and specifications laid down by Management, consultants and relevant authorities. 

• To coordinate and collaborate closely with main contractors, sub-contractors, architects and consultants, professional engineers, suppliers, including Government Authorities in the timely completion of projects assigned to throughout all stages of project development to ensure projects are implemented in accordance with applicable regulations, codes & conduct, safety practices, QA/QC policies, performance standards and specifications. 

• To lead and supervise project team which assigned to liaise with government authorities and other relevant bodies to ensure statutory approvals are obtained within targeted dates in the approved master implementation program.

• To monitor and work closely with Contract Department and consultants for tender process and value engineering exercise. 

• Problem-solving skills to ensure smooth operation and delivery of project. Expert with project costing & able to prepare project feasibility study.

• Monitoring and supervise project team to check, monitor, inspect, perform quality control checks, monitor work in progress and final inspection on completed works.

• Lead in coordinate and supervise Defect Rectification Works to Contractors during Defect Liability Period.

• Supervise the process and record keeping system for all relevant forms, documents, correspondence and records in respect of the progress of works such as daily work record which encompasses labour force, machinery and weather records.

• Upon completion of work, to carry out final process of inspections and handovers.

• Chair the site meetings and lead in conducting site inspections.

Requirements:

• Candidate possess at least a Bachelor's Degree, Professional Degree, in Civil Engineering, Architecture, Construction Management, or a related discipline.

• Proven experience in managing property development projects from feasibility to completion. 

• Experience in Civil and Structural Engineering is preferred.

• Knowledge of local authorities’ submission process and requirements.

• Expert with planning and development guidelines, familiarity with feasibility studies, tender processes and stakeholder coordination. 

• Familiarity with Microsoft Office Suite, AutoCAD, and project management software.

• Possess excellent interpersonal, excellent communication skills in both English, Bahasa Malaysia. Other language is highly advantageous (written and spoken).

• Able to handle multiple demands, well organized, detail-oriented and meets deadlines.
